Floating Maintenance Technician

We are seeking a dependable, skilled, and customer-focused Floating Maintenance Technician to provide maintenance support across our multifamily apartment communities located in Virginia (Northern Virginia, Williamsburg, Newport News, Suffolk and the Hampton Roads area). This role is ideal for a versatile maintenance professional who thrives in different environments and enjoys supporting communities during staffing transitions, high-volume work order periods, lease-ups, acquisitions, renovations, and special projects.

The Floating Maintenance Technician will travel throughout the assigned portfolio to ensure communities maintain high standards of maintenance, curb appeal, safety, and resident satisfaction. This position requires excellent technical skills, adaptability, strong communication, and a commitment to delivering exceptional service.

This position is a full-time travel position throughout our Virginia markets.

Primary Responsibilities
  • Travel to assigned apartment communities to provide maintenance support as directed by Regional Maintenance leadership or Property Managers.
  • Complete service requests efficiently and professionally while delivering exceptional customer service to residents.
  • Perform preventative maintenance on building systems, equipment, and apartment homes.
  • Diagnose and repair plumbing, electrical, HVAC, appliances, carpentry, drywall, flooring, painting, and other building components.
  • Prepare vacant apartments for new residents by completing make-ready work that meets company quality standards and turnover deadlines.
  • Assist with community inspections to identify maintenance concerns, safety hazards, and opportunities for improvement.
  • Support lease-ups, acquisitions, management transitions, renovations, renovation and/or value add assets, and capital improvement projects.
  • Respond to emergency maintenance situations as needed, including participation in rotating on-call schedules when assigned.
  • Maintain community curb appeal by assisting with grounds, common areas, amenities, and building maintenance.
  • Ensure compliance with OSHA regulations, company safety policies, and all applicable local, state, and federal regulations.
  • Accurately document completed work orders and maintenance activities using the company's property management software.
  • Assist with inventory management by maintaining tools, equipment, and maintenance supplies.
  • Work collaboratively with Property Managers, Maintenance Supervisors, vendors, and onsite teams to achieve operational goals.
  • Promote a positive resident experience by responding to maintenance requests with professionalism, urgency, and respect.
Qualifications
  • High school diploma or equivalent required.
  • Minimum of 2 years of multifamily maintenance experience preferred.
  • Working knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, drywall, painting, and general building maintenance.
  • EPA Universal or Type II Certification required.
  • CPO Certification preferred, but not required (the company will assist you with obtaining this certification).
  • Ability to troubleshoot maintenance issues independently and recommend appropriate solutions.
  • Experience using property management software and mobile work order systems is preferred, specifically RealPage/OneSite Facilities.
  • Strong organizational, communication, and customer service skills.
  • Valid driver's license, clean driving record, reliable transportation, and willingness to travel extensively throughout the assigned portfolio.
  • Ability to participate in an on-call rotation, including evenings, weekends, and holidays as needed.
  • Ability to lift up to 75 pounds, climb ladders, work outdoors in varying weather conditions, and perform physically demanding tasks.
